At Batture, we thrive on delivering efficient, creative structural solutions—especially when the timeline is tight and the challenges are many. Our recent work transforming a former warehouse on L&A Road in Metairie, LA, into the new 55,000 SF headquarters and training facility for general contractor RNGD is a prime example of speed, innovation, and team coordination at its best.
From Warehouse to Modern Campus
RNGD’s rapid growth called for a high-performance space that could support their expanding operations. The project involved renovating a 30,000 SF office and a 25,000 SF training facility—all within an aggressive 9-month design-to-move-in timeline. Beyond the main building, RNGD’s 14-acre campus also includes a tooling facility, mechanics shop, steel shop, and a panel fabrication facility—all designed to streamline and accelerate their in-house construction capabilities.
Batture’s Role in Reimagining the Structure
As structural engineer of record, Batture led the design for extensive modifications to the existing building. Our scope included:
- New braced frames to reinforce the structure
- A custom steel monumental stair for the main office
- Cold-formed framing design for the training areas, including tiered theater seating
- A pile-supported foundation system for the new entry and screen walls
A key innovation was the replacement of existing precast concrete panels with panelized cold-formed metal framing. These panels were fabricated next door at RNGD’s own warehouse—saving approximately four weeks on the construction schedule and demonstrating the power of integrated project delivery.
Tackling Surprises Below the Surface
Renovating an existing structure always comes with unknowns, and this project had its fair share. The existing foundation revealed surprise elements including a 12-inch-thick concrete mat under the training area, unforeseen pile caps beneath the new entryway, and under-reinforced ground floor slabs over settled fill. With a tight construction schedule, our team had to rapidly assess and resolve each issue—sometimes within just days of discovery.
A Rewarding Pace
While the project presented logistical and structural challenges, it also set a new internal record for speed. Beginning in May 2024 and finishing in time for RNGD’s move-in by January 2025, the project showcases what’s possible with seamless teamwork and decisive execution. It’s one of the fastest projects we’ve ever delivered—and we’re proud of the outcome.
Collaboration at the Core
This was a deeply collaborative effort, with architecture by EskewDumezRipple and close coordination with RNGD. Their hands-on involvement, including in-house panel fabrication, made it possible to move swiftly while maintaining quality.
